Pre-Listing Appraisals

Tax Assessment Appeals
With an improving economy and higher home sales prices, some homes are being assessed at higher rates. I use the word “some” because I see very few homes over assessed. And, some are still far under assessed and haven’t been fairly assessed in years, especially in Ascension Parish. I say this because if you want to contest your assessment, you’d better be well prepared.
PMI Removal Appraisals
Mortgage Insurance premiums can add an extra $50 to $200 per month to your monthly housing expense. The U.S. Congress has mandated mortgage lenders remove your PMI when your home reaches a certain percentage of equity, perhaps 20%, 25% or whatever your mortgage company has established. Generally when applying to remove your PMI, the Lender will provide you a list of approved Appraisers.
